What kind of market is it?
Two figures help describe the balance between buyers and sellers: the sales-to-new-listings ratio and months of inventory. Neither tells the whole story on its own, so it helps to read them together.

The balanced range follows the Canadian Real Estate Association (CREA), which describes national readings roughly between 45% and 65% as generally consistent with balanced housing market conditions. Source: CREA housing market statistics (opens in a new tab)
In September 2026, the sales-to-new-listings ratio in Woodstock was 39.8%, below 45%, the range often described as a buyer’s market. A year earlier it was 40.6%. Months of inventory was 5.1, compared with 4.8 in September 2025.
These are overall figures for Woodstock. Conditions can be quite different for a particular price range, property type or neighbourhood.
The last three months
Recent months side by side. Three months is a short window: figures move with the seasons and from month to month, so this shows recent movement, not a long-term trend.

|---|---|---|---|
| Average sale price | $585,915 | $611,411 | $573,408 |
| Homes sold | 69 | 40 | 51 |
| New listings | 149 | 115 | 128 |
| Months of inventory | 3.7 | 6.5 | 5.1 |
| Sales-to-new-listings ratio | 46.3% | 34.8% | 39.8% |
| Median days on market | 26 | 24.5 | 36 |
Smaller markets can move around more from month to month. When the number of sales is relatively small, just a handful of additional or fewer sales can have a noticeable effect on percentages and averages. That’s one reason it’s useful to look at several measures together rather than relying on a single number.
What the September 2026 figures show
September's figures point to buyer-friendly conditions in Woodstock. The sales-to-new-listings ratio was 39.8%, and there were 5.1 months of inventory, compared with 4.8 a year earlier.
The more useful signal is the combination: relatively few homes were selling compared with the number coming onto the market, and there was a good supply of homes for sale relative to the pace of sales. There were 261 active listings, the same as a year earlier, and median days on market was 36, compared with 26 in September 2025.
The average sale price was $573,408, 6.6% lower than a year earlier. An average depends on the mix of homes that sold in the month, so it doesn't mean Woodstock home values generally fell by 6.6%.
These are overall figures for Woodstock for one month. What you see for a particular home can differ with its location, property type, condition and price range, the other homes for sale around it, and your own circumstances.
