What kind of market is it?
Two figures help describe the balance between buyers and sellers: the sales-to-new-listings ratio and months of inventory. Neither tells the whole story on its own, so it helps to read them together.
- Below 45%buyer’s market
- 45% to 65%balanced marketSeptember 2026: 50.8%
- Above 65%seller’s market
The balanced range follows the Canadian Real Estate Association (CREA), which describes national readings roughly between 45% and 65% as generally consistent with balanced housing market conditions. Source: CREA housing market statistics (opens in a new tab)
In September 2026, the sales-to-new-listings ratio in Strathroy was 50.8%, between 45% and 65%, the range CREA describes as generally consistent with a balanced market. A year earlier it was 34.9%. Months of inventory was 4.2, compared with 6.1 in September 2025.
These are overall figures for Strathroy. Conditions can be quite different for a particular price range, property type or neighbourhood.
The last three months
Recent months side by side. Three months is a short window: figures move with the seasons and from month to month, so this shows recent movement, not a long-term trend.
| July 2026 | August 2026 | September 2026 | |
|---|---|---|---|
| Average sale price | $548,041 | $521,905 | $669,705 |
| Homes sold | 27 | 22 | 31 |
| New listings | 56 | 56 | 61 |
| Months of inventory | 4.7 | 6.2 | 4.2 |
| Sales-to-new-listings ratio | 48.2% | 39.3% | 50.8% |
| Median days on market | 27 | 22 | 32 |
Smaller markets can move around more from month to month. When the number of sales is relatively small, just a handful of additional or fewer sales can have a noticeable effect on percentages and averages. That’s one reason it’s useful to look at several measures together rather than relying on a single number.
What the September 2026 figures show
Strathroy's September figures don't point clearly in one direction. Compared with a year earlier, conditions were tighter: the sales-to-new-listings ratio was 50.8%, up from 34.9%, and months of inventory was 4.2, down from 6.1. Even so, 4.2 months of inventory still meant a fair number of homes for sale relative to the pace of sales.
Much of the change from a year ago reflects fewer homes coming onto the market rather than a jump in sales. There were 61 new listings, 26.5% fewer than a year earlier, and 131 active listings, down 26.4%, while 31 homes sold, up 6.9%.
The ratio has also moved around from month to month, from 48.2% in July to 39.3% in August and 50.8% in September, so a single month is best read with some caution. The average sale price was $669,705, 11.4% higher than a year earlier, but with 31 sales the average can shift noticeably depending on which homes sold.
These are overall figures for Strathroy for one month. What you see for a particular home can differ with its location, property type, condition and price range, the other homes for sale around it, and your own circumstances.
