Tools
Sometimes it helps to run the numbers yourself.
These tools can help you explore the costs of buying or selling a home, or take a more objective look at a home you already own.
For sellers
Net Proceeds Calculator
Enter a possible sale price and the costs you know, and see how they add up to your estimated net proceeds, line by line. Leave the rest blank for now.
For buyers
Ontario Land Transfer Tax Calculator
Calculate Ontario land transfer tax, and Toronto's municipal land transfer tax where it applies, for a purchase price you enter.
Land transfer tax applies throughout Ontario. The City of Toronto also charges its own municipal land transfer tax, so the calculator includes both taxes for purchases in Toronto. For purchases elsewhere in Ontario, including London, only the Ontario land transfer tax applies.
For homeowners
Seller Readiness Score
Walk through your home room by room and see what to prepare first before you sell.
How these tools work
- We calculate what can be calculated accurately. Taxes set by government, such as land transfer tax and HST, are worked out from the official rates, with the date we last checked them and a link to the source.
- You enter what's personal. Your price and your costs are yours to enter. The calculators start blank, and you can leave out anything you don't know yet.
- We don't guess the rest. There are no suggested prices, rates or typical costs. If you leave something out, the result says so.
- An estimate, not a closing statement. The actual amounts are confirmed on closing.
