Home sales across the London and St. Thomas Association of REALTORS® (LSTAR) region increased in September, but the broader market continued to show conditions that generally favour buyers.
A total of 561 homes sold in September, up 5.3% compared with September 2025 and up from 526 sales in August.
The average selling price across the LSTAR region was $611,509, compared with $590,550 in August.
That increase is worth noting, but it doesn't necessarily mean every home increased in value. Average selling prices can change from month to month depending on the types, sizes and locations of properties that sell.
What the numbers tell us
Three figures help explain September's market:
- 561 sales: More homes sold than in August and September of last year.
- 34.7% sales-to-new-listings ratio: Sales represented a relatively small share of new listings coming onto the market.
- 5.9 months of inventory: The region continued to have a substantial supply of homes relative to the current pace of sales.
According to the Canadian Real Estate Association's commonly used measure, a sales-to-new-listings ratio between 45% and 65% generally indicates balanced market conditions.
September's 34.7% ratio was below that range.
What does this mean for buyers and sellers?
For buyers, having more homes available relative to sales may provide greater choice and more opportunity to compare properties. However, desirable homes can still attract competition, and conditions vary considerably by neighbourhood, price range and property type.
For sellers, pricing and presentation remain important. A market with more available inventory means buyers may have more alternatives to consider. Understanding the competition matters more than relying on a regional average selling price.
Your community may tell a different story
The LSTAR figures describe a broad region. They don't necessarily reflect the conditions in an individual town or neighbourhood.

The London page uses City of London figures, which cover a smaller area than the LSTAR region, so its numbers differ from the regional figures above.
The goal isn't to predict what the market will do next. It's to understand what the available information tells us today and how it relates to your own circumstances.
