Where is the home? (required)

The City of Toronto charges its own municipal land transfer tax. Elsewhere in Ontario, including London, only the Ontario tax applies.

First-time homebuyer refund and rebate

Ontario offers a first-time homebuyer refund, and the City of Toronto a first-time home buyer rebate, of all or part of the tax. Whether you qualify depends on the official requirements.

Read the requirements

Each buyer who claims the refund or rebate must, in summary:

  • be at least 18 years old;
  • be a Canadian citizen or permanent resident of Canada;
  • never have owned a home, or an interest in a home, anywhere in the world at any time;
  • not have a spouse who owned a home while they were spouses; and
  • live in the home as their principal residence within nine months.

When not every buyer on title meets the requirements, the refund and rebate are reduced. Read the official rules from the Government of Ontario (opens in a new tab) and the City of Toronto (opens in a new tab).

The share of the home being acquired by buyers who meet the requirements. In some cases a spouse's share can count. Your buyer's lawyer can confirm it.

What land transfer tax is and when it's paid

Land transfer tax is paid by the person acquiring the property: in a home purchase, the buyer. It is paid to the province when the purchase closes and is based on the value of the purchase. Your buyer's lawyer includes the applicable land transfer tax in the closing calculations.

What this calculator covers

It's for ordinary home purchases: land that contains one or two single-family residences, such as a house or a condominium unit. Ontario's rules decide what counts as a single-family residence, and some purchases are treated differently, including farm property, land with more than two residences, and land used partly for other purposes. If your purchase falls outside this scope, the calculation may be different. Ontario's rules (opens in a new tab) explain how these situations are treated.

It doesn't include taxes on purchases by foreign buyers: Ontario's Non-Resident Speculation Tax (opens in a new tab) and Toronto's Municipal Non-Resident Speculation Tax (opens in a new tab). It also doesn't cover transfers between family members, spouses, estates or corporations; situations where the value for tax differs from the price, such as an assumed mortgage or some new-home purchases; fees; or other buying costs.

Ontario first-time homebuyer refund

Eligible first-time homebuyers may qualify for a refund of all or part of Ontario land transfer tax, up to a maximum of $4,000. If the Ontario tax is $4,000 or less, the refund can cover all of it.

To qualify, a buyer must be at least 18, a Canadian citizen or permanent resident, and must never have owned a home or an interest in a home anywhere in the world. A spouse can't have owned one while they were spouses. The buyer must live in the home as their principal residence within nine months.

When not every buyer on title qualifies, the refund is reduced in proportion to the share acquired by the buyers who do. The refund is usually claimed when the purchase is registered; if it isn't, you can apply within 18 months.

Toronto first-time home buyer rebate

In the City of Toronto, eligible first-time home buyers may qualify for a rebate of the municipal land transfer tax of up to $4,475. The requirements are similar to Ontario's refund, and the rebate is also reduced when not every buyer on title qualifies.

The rebate is usually claimed when the purchase is registered. If it isn't, you can apply to the City within 18 months; a processing fee applies to later applications.

How the tax is calculated

The calculator applies each rate to the part of the price within its bracket and adds the results. For a purchase in the City of Toronto, it does the same with Toronto's brackets and adds the two taxes together. If you choose to apply the first-time homebuyer refund or the first-time home buyer rebate, it subtracts them, up to their maximums and in proportion to the qualifying share you enter.

About this calculator

This calculator gives general information based on the Ontario and City of Toronto rates and rules available as of September 2026. It isn't legal or tax advice. The tax payable on your purchase is confirmed when it's registered, and some purchases are treated differently (see What this calculator covers). The first-time homebuyer refund and first-time home buyer rebate depend on official requirements decided by the Government of Ontario and the City of Toronto. Results are estimates and are shown to the nearest dollar.
