What kind of market is it?
Two figures help describe the balance between buyers and sellers: the sales-to-new-listings ratio and months of inventory. Neither tells the whole story on its own, so it helps to read them together.
- Below 45%buyer’s market
- 45% to 65%balanced marketSeptember 2026: 58.8%
- Above 65%seller’s market
The balanced range follows the Canadian Real Estate Association (CREA), which describes national readings roughly between 45% and 65% as generally consistent with balanced housing market conditions. Source: CREA housing market statistics (opens in a new tab)
In September 2026, the sales-to-new-listings ratio in Tillsonburg was 58.8%, between 45% and 65%, the range CREA describes as generally consistent with a balanced market. A year earlier it was 42.2%. Months of inventory was 5.1, compared with 5.5 in September 2025.

The last three months
Recent months side by side. Three months is a short window: figures move with the seasons and from month to month, so this shows recent movement, not a long-term trend.

|---|---|---|---|
| Average sale price | $586,071 | $530,291 | $511,600 |
| Homes sold | 27 | 35 | 30 |
| New listings | 73 | 53 | 51 |
| Months of inventory | 6.6 | 5.0 | 5.1 |
| Sales-to-new-listings ratio | 37.0% | 66.0% | 58.8% |
| Median days on market | 37 | 48 | 37 |
Smaller markets can move around more from month to month. When the number of sales is relatively small, just a handful of additional or fewer sales can have a noticeable effect on percentages and averages. That’s one reason it’s useful to look at several measures together rather than relying on a single number.
What the September 2026 figures show
Tillsonburg's sales-to-new-listings ratio moved considerably over the last three months: 37.0% in July, 66.0% in August and 58.8% in September. That's a large swing in a short time, and a good example of why one month's ratio in a smaller market shouldn't be read on its own.
Months of inventory was steadier: 6.6 in July, 5.0 in August and 5.1 in September. There were 152 active listings in September, 2.0% more than a year earlier. Read alongside the 5.1 months of inventory, that suggests buyers continued to have meaningful choice even though the sales-to-new-listings ratio was higher than in July.
In September, 30 homes sold and there were 51 new listings, 20.3% fewer than a year earlier. The average sale price was $511,600, 18.1% lower than in September 2025; with this number of sales, the average can move a lot depending on which homes sold, so it doesn't show how much individual homes changed in value.
These are overall figures for Tillsonburg for one month. What you see for a particular home can differ with its location, property type, condition and price range, the other homes for sale around it, and your own circumstances.
